Since the market was doing quite well, and we felt good about our small risk that we took a year before, we decided to take a little bigger risk and purchased a bigger lot in the same area (Chalcedony Street). We again looked for a property that we would be able to split, as otherwise the prices had gone up too high to risk such an investment. We found an old house that had originally been built on three lots. After a year of challenges and the usual paperwork procedure with the city and planning department, we were successful in pulling permits for three 2000 square feet houses, each on a 3300 square feet lot. Having had a good experience on the first designed and developed project, we decided to build these three as well, instead of just selling the lot with our design, which was our other option.
